Eastern Mirage Project
Located at 42-31 Union Street in the heart of Downtown Flushing, Queens, the Eastern Mirage Project is a visionary design-driven development where modern technology and timeless aesthetics converge. The project spans approximately 400,000 square feet, featuring a 20-story boutique hotel tower with 200 transient guest rooms and 18 condo-hotel residences, alongside a 10-story medical office tower known as the North Queens Medical Center (NQMC). These two towers rise above a below-ground, high-tech mechanical parking garage that accommodates 300 vehicles, far exceeding city code minimums and easing local congestion.
With 95% of construction completed by 2021, the site offers convenient access to major transit links, including the Flushing-Main Street Subway, Long Island Railroad, Van Wyck Expressway, and Long Island Expressway. A 2025 appraisal by Colliers places the projected valuation at $345.95 million.



Smart Infrastructure and Sustainable Luxury
From façade to fiber, Eastern Mirage integrates state-of-the-art green technologies and intelligent automation. The structure is enveloped in a four-layer oversized photovoltaic glass curtain wall, offering advanced insulation and solar energy absorption. Inside, a Building Management System (BMS)—also referred to as Building Energy Management System (BEMS)—monitors and optimizes HVAC, lighting, power, and security systems across the complex.
Construction adopted BIM systems, Echo HVAC, floor heating, and a 10GB fiber-optic backbone, the first of its kind in Flushing. The building is equipped with LG’s 850-ton VRF HVAC system featuring dual-sensing control that responds simultaneously to both temperature and humidity, maximizing efficiency. A tankless hot water systemachieves up to 96% thermal efficiency, selected by the manufacturer as a demonstration project for energy innovation.
All residential and guest units feature voice-activated smart 3D room control, facial recognition access, and robotic automation, creating an energy-efficient and futuristic user experience. These features are wrapped in airtight construction and LED lighting systems, minimizing energy loss and maximizing operational sustainability.

The Eastern Mirage Hotel Tower is designed for luxury, lifestyle, and seamless smart living. Guests are welcomed by a 65-foot cable glass wall, ascending via a 25-foot high glass enclosure and elegant glass staircase to a 50-foot open-air grand ballroom. Higher-level guestrooms and suites offer sweeping views of the Manhattan skyline and Long Island’s greenery, with the Presidential Penthouse featuring 360-degree floor-to-ceiling windows.

The North Queens Medical Center (NQMC) responds to Flushing’s rising population and limited access to centrally located healthcare. This 10-story medical tower brings diagnostic, treatment, and telehealth services within walking distance for tens of thousands of residents. With 500-kilowatt emergency standby power, NQMC is engineered to operate without interruption and is equipped with electronic medical records, telemedicine infrastructure, and a 10GB fiber connection.
The facility enhances local labor force participation, supports elderly and family health, and reduces dependency on distant hospitals. As the only major medical facility near Downtown Flushing, NQMC plays a critical role in long-term regional wellness.



Energy Demonstration Project and Tax Incentives
Eastern Mirage stands as a next-generation energy-efficiency prototype, selected by its equipment providers for demonstration and benchmarking. The project participates in the New York City's Industrial & Commercial Abatement Program (ICAP).
According to 2022–2023 assessments by the Department of Finance, the site’s market value was $25,056,898, with a taxable value of $11,275,604. The initial tax liability (based on 2013 conditions) was $16,194, while post-completion property tax was $1,212,691. As a result, the first-year abatement totaled $1,194,068, leaving a first-year tax obligation of just $18,623 — a strong indication of the project’s effective use of city incentives and long-term financial viability.
